How Much Are Closing Costs in NYC? A Simple Guide for Buyers

What you'll pay at closing on a co-op, condo or townhouse in New York City, with real examples.

The quick answer

  • Taxes are the biggest cost. If your home costs $1 million or more, you'll pay a mansion tax of 1% to 3.9% of the price.
  • Condos and townhouses cost more to close than co-ops. If you take out a mortgage, you'll pay a 1.8% to 1.925% mortgage recording tax. Co-op buyers don't.
  • Budget a few thousand dollars more for fees for your attorney, the bank and the building.

Your closing costs depend mostly on the type of home. A co-op means you buy shares in the company that owns the building. A condo or townhouse means you own the property itself, with a deed. About 75% of NYC apartments are co-ops and about 25% are condos.

The 3 big NYC closing taxes

Fees add up to thousands of dollars, but these taxes can add up to tens of thousands. Here's what each one is and when it applies to you.

1%–3.9%of the full purchase price

Mansion tax

A New York State tax on any home that costs $1 million or more. It applies to co-ops, condos and townhouses, and the rate goes up as the price goes up.

Who pays: the buyer, but it can be negotiated depending on your offer structure
1.8%–1.925%of your loan amount

Mortgage recording tax

A tax on your mortgage when you buy a condo or townhouse. It's 1.8% on loans under $500,000 and 1.925% on loans of $500,000 or more. Co-op loans don't pay it.

Transfer taxes

NYC charges 1% up to $500,000 and 1.425% above that. New York State charges 0.4%, or 0.65% on homes of $3 million or more. On a resale, the seller usually pays these.
