The architecture
Robert A.M. Stern Architects is known for new buildings that feel like they've always belonged in their neighborhood, including 15 Central Park West and 220 Central Park South. At 255 East 77th Street, the firm drew on the Upper East Side's classic prewar apartment houses: a tower of classical proportions with setback terraces and oak leaf motifs carved into the façade. RAMSA also designed the residential interiors.
New York YIMBY followed the tower from foundations in 2024 to rising above street level and topping out in 2025. The precast concrete façade wraps a reinforced concrete structure, and the building totals about 170,000 square feet, including a small ground-floor retail space.
The developer
Naftali Group, led by chairman and CEO Miki Naftali, bought the corner site in 2021 for $73 million, according to New York YIMBY. Its Manhattan portfolio includes The Henry at 211 West 84th Street, another RAMSA design, along with 200 East 83rd Street, The Bellemont and The Benson. Sales at 255 East 77th Street launched in September 2024 with a projected sellout of $500 million.

The neighborhood
Lenox Hill is one of the Upper East Side's most established neighborhoods, with tree-lined side streets, Madison Avenue shopping a few blocks west, and Central Park and the Metropolitan Museum of Art within walking distance. Second Avenue is lined with restaurants and everyday conveniences, and the 6 train at 77th Street is two avenues west.
It's also one of the most active luxury markets in Manhattan right now. The Upper East Side accounted for 58% of $5 million-plus contracts in the week of October 5–11, 2026, with four of those deals in Lenox Hill, according to the Compass Manhattan Luxury Report.
Who it's for
- Families who want space.Four- and five-bedroom layouts of nearly 3,000 square feet are rare in new construction.
- Buyers who want new with a classic feel.RAMSA's design fits the prewar Upper East Side without the renovation projects of an older co-op.
- Buyers who want a condo, not a board.As a condominium, purchases don't go through a co-op board interview.
- Buyers who want amenities. Two floors of resort-style amenities, parking and a full-time staff are hard to find on the Upper East Side.
