NYC Seller's Guide

main

1. Discuss Your Goals

Let's schedule a meeting to talk about your plans and goals, current marketplace trends, and an evaluation of your property's features and qualities. I will carefully analyze similar property sales, evaluate the competition, collaborate with you on determining a pricing strategy, and outline a strategic plan to help you achieve the best possible outcome as a seller.

Correctly pricing property is my niche.

2. Setting the Stage

From applying a fresh coat of paint to rearranging furniture and repairs. I will ensure that the property is visually ready for marketing: professional photography, an illustrative floor plan, and a listing description. We can talk about staging possibilities if we need to.

3. Going Live

Once the property is ready to be listed on the open market,  It will be broadcast via our platform at Compass, local MLS, and other real estate syndications.

6. Building a Strategy

I will  conduct an assessment of the market response within the first 30 days of your listing going live. Feedback from agents and buyers is aggregated and the listing strategy revised if needed.

7. Communication

My past seller clients have praised my consistent communication. I will set up the best method and frequency of communicating you prefer. I will provide you with regular feedback and will keep you updated with continuous traffic metrics and information from the market.

8. Negotiations

Once we receive an offer, I will contact you to review the terms and analyze the pros and cons. Together, we will decide how to respond to the buyer: by accepting the offer, rejecting the offer, or making a counteroffer.

All offers will be presented regardless of value.

9. Escrow and Executed Contract

Once all parties have agreed to and signed a contract, an escrow will be opened, and the buyer's contingency period will begin. Timelines for the completion as buyer and seller responsibilities will be listed in the purchase contract and adhered to in the escrow. I will manage the process for all parties and ensure that you comply with your responsibilities while also holding the buyer's side to task to keep the process moving

10. Closing

I will monitor and coordinate all the details necessary to get you to the finish line. Once the buyer has performed their inspections, removed their contingencies, and the loan (if any) is ready to fund, your agent will arrange the final walk-through. At or near this time, the escrow will close, payment will be made, and the keys will be handed over to the buyer.
