The Flatiron Building: Everything You Need to Know
The Flatiron Building at 175 Fifth Avenue is now a condominium. The 1902 Daniel Burnham landmark has finished converting from offices to 36 luxury residences, according to New York YIMBY, with homes ranging from about 3,000 to 7,700 square feet and priced from about $10.95 million to $58.5 million. The Brodsky Organization developed it with GFP Real Estate and Sorgente Group, and the first residents are moving in this fall. Here's everything you need to know.
What is the Flatiron Building now?
A 36-unit luxury condominium. For more than a century, the 22-story wedge at Fifth Avenue, Broadway, and 23rd Street was an office building. Macmillan Publishers, its last major tenant, left in 2019. After a 2023 auction, Brodsky and its partners took on one of the city's most complicated conversions, and New York YIMBY reports the work is now complete.

What changed in the conversion?
Almost everything inside, while the landmarked exterior was restored. Crews replaced about 1,000 windows to preservation standards, restored thousands of terra-cotta pieces and repaired the six-foot-tall cornice. The building also has exterior lighting for the first time, designed by L'Observatoire International and approved by the Landmarks Preservation Commission, with the glow strongest on the top five floors under the cornice.
Most floors are split into two homes, north and south, and the north-side homes overlook Madison Square Park. A few buyers took whole floors, including one who combined the entire 7th floor into a seven-bedroom, 7,691-square-foot home.
