Median Price: Up 9.5% to $766K
Harlem prices continued to climb in the third quarter of 2026. The median sale price across Harlem, West Harlem and East Harlem rose 9.5% to $766,000. Buyers signed 58 contracts, slightly fewer than last year’s 64, but homes went under contract faster, in 112 days instead of 119. The growth was at the top of the market.

What the Q3 numbers mean
- Buyers are trading upContracts between $2 million and $4 million rose from 4 to 7, while deals under $1 million fell from 49 to 40. Fewer total contracts with a higher median price means buyers are focused on better, larger homes.
- Condo prices rose, but buyers watch the per-foot numberThe median condo price climbed 9.7% to $901,000 and condos went to contract faster, in 119 days instead of 133. At the same time, the median price per square foot dropped 9.5% to $854. Buyers are paying more in total for bigger homes, not overpaying per foot.
- Co-op activity thinned, prices heldOnly 10 co-op contracts were signed, down from 17, yet the median co-op price rose 10.1% to $402,000. Co-ops remain the most affordable way to own in Harlem.
- Townhouses came back to lifeThree townhouses went to contract, all between $2 million and $4 million, versus one a year ago. They sold in 131 days instead of 357, and the median closing price rose 16% to $2.9 million.

New buildings are adding choices for Harlem buyers and renters:
