Homes Selling 31% Faster
Bed-Stuy homes are selling much faster. In the third quarter of 2026, homes went under contract in 85 days on average, down from 124 a year earlier. Buyers signed 36 contracts, close to last year’s 39, and the median sale price eased 7.7% to $910,000, giving buyers better value in a quicker market.

What the Q3 numbers mean
- Homes are going to contract fasterThe average home took 85 days to go to contract, down from 124. Houses moved even quicker, in 65 days instead of 84. Well-priced homes are not sitting.
- Buyers are moving up to $1–$2 millionContracts between $1 million and $2 million rose from 11 to 14, while deals under $1 million fell from 25 to 19. More buyers are stretching for larger, better-finished homes.
- Condo prices eased, creating valueThe median condo price slipped 5.4% to $875,000, and the median price per square foot fell 9.8% to $975. Closings held steady at 63, so demand is there, but buyers are negotiating.
- Houses: lower prices, higher value per footThe median house closed at $1.9 million, down 10.8%, while the median price per square foot jumped 28.2% to $873. Buyers paid more per foot for smaller or better-renovated homes.

- Affordable housing on Kent AvenueThe city selected a developer for 913 Kent Avenue, which will deliver at least 70 affordable homes.
- Brownstone renovations get landmark reviewProposals like an enlargement at 317 Jefferson Avenue and façade work at 480 Willoughby Avenue went before the Landmarks Preservation Commission, a reminder to check landmark rules before you buy a house to renovate.
