Astoria's market picked up in the third quarter of 2026. Buyers signed 39 contracts in Astoria and Astoria-Ditmars, up 56% from a year earlier. The median sale price rose 13% to $787,000, and homes went to contract in 85 days instead of 95. Condos drove almost all of it.

Figures in parentheses are Q3 2025. Small categories, like co-ops and single-family homes, can swing sharply on a handful of deals.
What the Q3 numbers mean
- Condo buyers are back, especially above $1 millionCondo contracts doubled. Deals between $1 million and $2 million jumped from 6 to 14, and contracts under $1 million rose from 11 to 19. Buyers who waited last year are committing now.
- Prices per foot cooled even as totals roseThe condo median price per square foot slipped 8.7% to $1,114 while the median price climbed to $800,000. Buyers are paying more in total but buying bigger homes, and they're still pushing back on per-foot pricing. That's why your asking price has to start from real comparables.
- Co-ops slowedOnly 2 co-op contracts were signed, down from 7, and the average listing sat 169 days. Prices held up, with the median closing at $545,000, but co-op sellers need patience and sharp pricing.
- Houses moved fastThe three single-family homes that went to contract averaged just 38 days on market. The median closing price dipped to $1.28 million on 10 sales, which gives buyers some room to negotiate.

My March 2026 sale at 31-22 29th Street closed at $1,071 per square foot, close to the Q3 condo median of $1,114. The larger two-bedroom at East River Tower sold for nearly the same total price but far less per foot, the same pattern the Q3 data shows: bigger homes trade at lower per-foot numbers.
What's being built in Astoria
Resale sellers are also competing with new buildings:
- Halletts PointThe second phase on the waterfront adds 647 homes across two towers, more than doubling the 405 from phase one, with over 2,000 planned in total.
- Elara on 41st StreetA two-building complex of 18 and 12 stories near 36th Avenue is planned with 429 units, 107 of them permanently affordable.
- More filings this fallSeptember brought permits for a 13-story residential building at 41-14 29th Street and a seven-story building at 29-16 12th Street.
- Better streets near the waterfrontThe second phase of the 31st Avenue bike boulevard extends a protected two-way lane from Steinway Street to 51st Street, linking toward the Queens Waterfront Greenway.
